Southwest Cape Coral — Pelican, Rose Garden, Tarpon Point, Cape Harbour, Sandoval, Trafalgar and the Gulf-access canals between Cape Coral Parkway West and the Caloosahatchee — is the Cape's tile country. The homes went up mostly between 1985 and 2010, concrete tile on nearly all of them, and the underlayment under that tile — the layer that actually keeps water out — was rated for 20 to 25 years. It's failing on schedule across the southwest: tile that looks fine from the street over felt that has turned to dust. Ian's wind cracked and slid tile across the section; the roofs closest to the river took salt and surge as well.

Re-underlayment vs. replacement
If the tile is sound and only the underlayment has failed — the usual case on a 1990s roof — a re-underlayment saves most of the tile and a third or more of the cost of a new roof. If the tile is a discontinued profile, badly cracked, or the deck is rotten, replacement is the honest answer. We tell you which after we lift a few tiles and look, and we price both in writing.
