North of Pine Island Road and east of Santa Barbara, the Cape filled in during the last boom. Those shingle and tile roofs are reaching the age where insurers start asking, and Ian didn't help.
Northeast Cape Coral — Hancock Bridge Parkway, Santa Barbara Boulevard, Kismet Parkway, Diplomat Parkway, the streets off Del Prado North and the Pine Island Road corridor — has two generations of roofs. The 1980s–90s ranches near Hancock Bridge and Del Prado are on their second roof; everything north of Kismet went up in the 2004–2007 building boom, thousands of homes in three years, with the builder-grade shingle and tile of that era. Both are past or approaching twenty years, which is the number Florida insurers care about, and Ian's wind field crossed all of it in 2022 — lifted shingle, cracked tile, and a lot of roofs that were patched then and need a decision now.
Our northeast work is shingle replacement built to the current code — sealed deck, secondary water barrier, ring-shank nails, six nails a shingle; tile re-underlayment and replacement; storm repairs and the documentation the claim needs; roof-age and wind-mitigation inspections for owners whose carriers are asking; and gutters for the lots without them. The City of Cape Coral permits and inspects every re-roof; we pull it under the license. Northeast streets are wide and access is easy, which keeps the price where it should be.

The twenty-year problem
A 2005 shingle roof was rated for 25 or 30 years by its manufacturer and for about 15 to 20 by a Florida insurance underwriter. Many northeast owners are being told to replace a roof that isn't leaking. We inspect free, write down honestly how much life it has, and give you the wind-mitigation report your agent can use to argue with — or the written price if the roof really is done.

My insurer says my 2006 roof has to be replaced — is that right?
Sometimes. Carriers set their own roof-age limits. We inspect it, document its condition, and give you a wind-mitigation report; if the roof is sound, that report is your best argument. If it isn't, we tell you that too.
Shingle or tile for the replacement?
Shingle is the lower price and, built to today's code, a good hurricane roof. Tile costs about twice as much, lasts longer and is what the neighborhood may expect. Metal is in between. We price all three.
Does the northeast get the same storms as the river?
The wind, yes — Ian's wind crossed the whole city. Surge doesn't reach the northeast, which is why claims here are wind claims: lifted shingle, cracked tile, blown ridge.
How long does a re-roof take?
Two to four days for a typical single-story home once the permit is issued, weather permitting. Tear-off and dry-in the first day so the house is never open overnight.
