Southeast Cape Coral is where the city started in 1958: the Yacht Club, the downtown blocks off Cape Coral Parkway and 47th Terrace, the Caloosahatchee riverfront, Del Prado, Palaco Grande and Savona. The homes are the oldest in the Cape — concrete-block ranches from the 1960s through the '80s, most on their second or third roof, with shingle on the older streets, early concrete tile on the canal-front rebuilds, and the flat and low-slope lanai and carport sections that leak where they meet the main roof. On September 28, 2022, this is the part of the city that took Hurricane Ian's surge as well as its wind; a lot of the roofs here were replaced in 2023 and 2024, and a lot more are still waiting on a decision.

Lanai and carport tie-ins
The most common leak on a southeast-Cape ranch isn't the roof — it's where a flat or low-slope lanai or carport roof meets the sloped main roof. Forty years of patching, a screen enclosure bolted to the fascia and a foot of water in 2022 will do it. We rebuild the tie-in with proper flashing and a membrane on the low-slope section, or replace that section entirely when the deck is gone.

My 1978 roof survived Ian — do I still need to replace it?
Maybe not, but your insurer may think so. Florida carriers write roof-age rules into policies, and a shingle roof past 15–20 years can cost you coverage regardless of condition. We inspect free, tell you honestly how many years it has, and give you the wind-mitigation report either way.
Did the surge damage the roof?
