Cape Coral is a tile town. Drive the Southwest Cape or Pelican and nearly every roof is concrete barrel or flat tile, most of it installed between 1985 and 2010 on a single layer of 30-pound felt. The tile is fine — concrete tile lasts forty to fifty years in Florida sun. The felt underneath was good for twenty to twenty-five, and that's why so many "tile roof leaks" in the city right now are really underlayment failures showing up through a covering that looks perfect from the street.
That gives you options a shingle roof doesn't have. Cracked, slipped or storm-broken tiles get replaced one at a time. A leaking section gets lifted, re-underlaid and relaid with the same tile. And when the underlayment has failed across the roof, a full re-underlayment — lift all the tile, new peel-and-stick over a re-nailed sealed deck, relay the tile with foam or screws — gives you a roof that meets current code for about half the price of new tile. When the tile itself is done, or you want a different look, we install new concrete or clay tile on the same code-built deck. Either way the attachment is foam-set or mechanically fastened to the wind rating, because tile that's just laid on battens is the tile that ends up in the pool cage.

Questions we get about tile roofing
How do I know if it's the tile or the underlayment?
If tiles are visibly cracked, slipped or missing, it's the tile. If the tile looks fine but you have ceiling stains after heavy rain, especially at valleys, walls and the eaves, it's almost always underlayment that's reached the end of its life. We lift a few tiles during the free inspection and show you.
What does re-underlayment mean, and is it worth it?
It means keeping your tile and replacing everything under it — the felt, the deck nailing, the flashing — then relaying the tile to current code. On a roof where the tile has twenty years left and the felt has none, it's the smartest money in roofing: roughly half the price of new tile, and it resets the roof for insurance.
Can you match my tile? It's been discontinued.
Often. We keep boneyard tile from the profiles that were common in the Cape in the '80s, '90s and 2000s, and we salvage matching tile from re-underlayment jobs. When there's truly no match, we pull matching tile from a hidden slope and put the closest substitute there.
Is tile safe in a hurricane?
Properly attached, yes — foam-set or screwed tile on a sealed deck came through Ian well. Tile laid loose on battens, or set with mortar that's crumbled, is the tile that went airborne. Attachment is the whole story.
Do I need a permit to re-underlay a tile roof?
Yes. It's a re-roof under the code, so the City of Cape Coral requires a permit, inspections and a licensed roofing contractor. That's also what makes it count for insurance.
How heavy is tile — can my roof take it?
If it has tile now, yes. Concrete tile runs about 9–12 pounds per square foot and the trusses were designed for it. Switching a shingle roof to tile needs an engineer's letter first; we arrange it.
