How much does a new roof cost in Cape Coral?

Are you licensed?
Roofing in Florida must be done by a state-licensed roofing contractor, and the work arranged through this site is. Ask for the license number and look it up at myfloridalicense.com — we'll send it with the certificate of insurance before anything starts.
Do you pull permits?
Every re-roof, re-underlayment and repair over a square, under the roofing license, with the City of Cape Coral or Lee County (or Fort Myers, Fort Myers Beach, Sanibel, Bonita, Estero). Inspections scheduled and permit closed.
Do you really answer 24/7?
Yes. A person answers any hour; you get a time, not a voicemail. Emergency tarping any hour.
Is the inspection really free?
Yes — roof and attic, photographed, with a written report that's yours whether or not you hire us.
Will you meet my insurance adjuster?
Yes, on the roof at their appointment. We document, you decide whether to file; we don't solicit claims, waive deductibles or take assignment of benefits — Florida law prohibits all three.
What's the 25% rule?
If your roof was permitted after March 1, 2009, only damaged sections must be repaired to code. Older roofs with more than 25% damage in a year must be fully brought to code. Details.
Is my roof too old for insurance?
Insurers can't decline solely for age under 15 years; over 15, an inspection showing five years of remaining life keeps you covered. Citizens: 25 years shingle, 50 tile/metal. Details.
Do you do wind mitigation inspections?
Yes — the OIR-B1-1802 form with attic photos, $99–$150 standalone and free on every roof we replace.
Tile or underlayment — which is failing?
On most Cape Coral tile roofs it's the underlayment. We lift a few tiles during the inspection and show you. Re-underlayment keeps your tile and costs about half of new tile.
Aluminum or steel metal roof?
Aluminum within a couple of miles of salt water; Galvalume steel inland. Both in Kynar 500 finishes.
Do you offer financing?

Can you work on my HOA or condo building?
