Two inspections come up constantly in Cape Coral. The first is the roof condition inspection your insurer asks for at renewal once the roof passes 15 years — Florida law lets them require proof of at least five years of remaining life, and Citizens wants full documentation at 25 years for shingle and 50 for tile and metal. The second is the wind mitigation inspection, a specific state form (OIR-B1-1802) that records how your roof is attached, whether the deck is sealed, whether the trusses are strapped, whether the openings are protected, and what shape the roof is. Every "yes" on that form is a discount the carrier is required to offer.

We do both. The roof inspection is free: we walk the roof and the attic, photograph the covering, flashing, penetrations, decking and any wet insulation, and give you a written report you can hand to your agent. The wind mitigation inspection goes into the attic with a camera — nailing pattern on the deck, clips or straps at the truss-to-wall connection, secondary water barrier if visible — and out to the windows and doors. We complete the form the way underwriters need it, with the photos attached. And on every roof we replace, the wind mitigation form is filled out on the finished roof, because that's when it earns the most.

What does a wind mitigation inspection check?

Seven things: the year the roof was permitted (which tells the code it was built to), the covering, how the deck is nailed (staples, 6d at 12 inches, or 8d at 6 inches), how the roof is tied to the walls (toe-nails, clips, single or double wraps), the roof shape (hip roofs get the biggest credit), whether there's a secondary water barrier, and whether windows, doors and the garage door are impact-rated or shuttered.

How much can wind mitigation save me?

It depends on your carrier and your home, but the combined credits commonly take 20% or more off the wind portion of a premium — and on some Cape Coral homes considerably more. A new code-built roof checks most of the boxes at once.

My roof is 16 years old and the insurer wants an inspection. Will I pass?

If the covering is sound, the flashing is intact and there's no wet decking, usually yes — we write the remaining-life letter. If it's a 16-year-old three-tab roof with granule loss and lifting tabs, honestly, probably not, and we'll tell you what it would take. We don't sign letters we can't stand behind.

Is the roof inspection really free?

Yes. It's how we meet most of our customers. You get the photos and the report whether or not you hire us for anything.

How often should I have the roof looked at?

Once a year, before June. Sealants, pipe boots, slipped tiles and clogged valleys are cheap to fix in May and expensive in September.
